Standard Fees & Terms

Important information about our fees:

Unless advised otherwise, all tenants will be asked to pay a referencing fee to secure a property whilst they undergo the referencing application process.

Our standard charges are outlined below. At the point of check in a further charge of £60.00 per property will be charged as a check out fee to cover the costs of bond protection including an independent APIP (Association of Professional Inventory Providers) member compiling a full check out report for your information.

All prices quoted include VAT.

If the property allows pets a charge of £150 will be added onto the tenancy deposit for each pet.

Tariff Of Charges For Tenants


Reservation Fee:

£225.00* First applicant

£180.00* for each additional applicant

£125.00* for house share applicants

The reservation fee secures the property while your references are processed. No other tenants are able to apply for the property.

This fee will also include taking up references on each individual applicant or guarantor, for the production of the contract and the inventory check-in service.

If a guarantor is required on the application this fee will be charged per guarantor

Dilapidation bond (Bond is not subject to VAT)

1 months rent + £100.00* (minimum)

This bond is retained by Letters of Distinction during the period of the tenancy to cover any dilapidation. Additional allowance required for pets (agreed by the landlord).

Note for new applicants: Once the application has been progressed, should you decide not to proceed with the tenancy or fail the reference check, the reservation fee will not be returned under any circumstances.

Renewal Tenancies                         £60.00*

If during the initial fixed term both parties wish to extend the tenancy, a fee will be payable for renewing or extending the tenancy agreement on each occasion, irrespective of the length of the extended period or the type of agreement.

Replacement Tenancies               £60.00*

A fee will be payable for drawing up of contracts for any replacement tenancy.

Check out Appointment               £60.00*

This fee is due at the commencement of the tenancy in lieu of your check out inspection at the end of your tenancy.

Late / missed Appointment        £60.00*

This fee will be charged if the tenant arrives over 15 minutes late to an appointment or if an appointment is missed as stated in our terms and conditions.

Overpaid rent refund                     £25.00*

A fee will be charged for refunding overpaid rent. The fee covers administration costs.

Monthly Arrears                               £25.00*

This fee will be charged for each month an account is in arrears. The fee covers the additional work involved in administration, letters and telephone calls.

Landlord reference                         £27.00 per property*

(note: All the fees are inclusive of VAT unless otherwise stated.)

* Credit Cards and debit Cards can be accepted but may be subject to a fee. Please ask for details.


All tenants will be asked to pay a deposit prior to commencing their tenancy. The majority of tenant’s deposits collected are held in a designated Client Account and registered through The Dispute Service. The remainder are paid over to The Deposit Protection Service and registered through the government custodial scheme. Our agents will discuss this with you at the start of your tenancy application.


Many of our properties have detailed floor plans included within the marketing descriptions. Please note that room measurements are approximate and are taken to the widest point.


All tenants are advised to arrange tenant contents insurance for the commencement of their tenancy.  Our agents will discuss this in more detail at the start of your tenancy application and will offer their assistance in organising cover if required.


All utility suppliers and council tax departments will be notified at the commencement of your tenancy to ensure they hold the correct contact details and opening meter readings.
